Hessing is one of Europe’s leading fresh-cut vegetable producers, supplying ready-to-eat sliced vegetables, fruit, produce packs, and meal salads across five major locations. With demand growing rapidly, Hessing launched a new state-of-the-art production facility in Greenport Venlo, Netherlands. The facility was completed in2023 and is built on a site exceeding 100,000 m², with a ground floor area of 45,800 m² and two upper floors totaling 16,200 m².

The new factory was designed to process morethan 320,000 kilograms of raw materials each day across over 100 production lines, delivering around 850 fresh food products. With that scale and purpose, the facility was built to meet the highest standards of hygiene, safety, and sustainability in the food industry. Energy efficiency played a key role in its design -solar panels were installed, and the residual heat from cooling systems is reused to heat the office spaces.

The Approach

DIBS42 was commissioned by vanPanhuis Installatietechniek, now part of Hoppenbrouwers Techniek, to model all mechanical installations for the project, excluding refrigeration and sprinkler systems. This included the air handling systems, heating, hot and cold-water systems, sewage, rainwater drainage, and ventilation. We were also responsible for interdisciplinary coordination, ensuring the design was efficient, practical, and fully clash-free, from initial sketches through to the final As-Built model.

From the outset, DIBS42’s involvement began in the early design phase. Starting with preliminary sketches, our engineers collaborated closely with the client’s design team to develop the most effective solutions. Functionality, efficiency, and cost-effectiveness were core to our approach; not only in how we modeled the systems but also in how we executed them. Our Revit model became the central source of truth throughout the process, guiding our decisions and ensuring compliance with the contract and project standards.

The Challenge

One of the major challenges was the technical complexity of the facility itself. The dense technical ceiling was filled with MEP installations critical to the factory's functionality. Atthe same time, the project faced continuous changes, tight deadlines, as well as coordination with multiple subcontractors. This project tested our ability to remain flexible and responsive. Our adaptive workflow and optimized communication with the site teams allowed us to keep pace. The Revit model was regularly updated based on real-time site feedback, often within just a few hours of receiving information, ensuring the most current data was always available.

Overall, this project has given us a chance to demonstrate our flexibility, experience, and our structured way of work.

The Outcome

Djorhia Nijssen Treskes was involved in the project as the coordinating BIM Coordinator from DIBS42.

"The engineering team was tasked with starting from the preliminary design phase, including the initial rough sketches, in close collaboration with the engineering department, to develop the most effective solution. Our primary focus was on ensuring functionality, efficiency, and cost-effectiveness in both the design and modeling process.

By communicating daily with the construction team on-site, we were able to make live adjustments to the model in line with the contract and real-world conditions. As a result, the model was created from the preliminary phase in such a way that it could be used throughout the realization and delivered as the final As-Built situation upon completion. And of course, we are naturally very proud of that," Djorhia enthusiastically says.

Reflection on the collaboration

To reflect on the achievement and our collaboration, we also spoke with Paul Peet, Project Manager at Hoppenbrouwers, who shared his perspective on the work we accomplished together.

 "’Passionate specialists who deliver organizational, technical, and digital quality! Hessing Supervers was a challenging and interesting project. The people at DIBS42 are very passionate, work hard, and deliver on or before the deadline as agreed! It took some time to get used to the fact that production of MEP model is in Serbia, but the delivery went well due to the right communication and professional approach from DIBS42!"

What optimizations do you see? 

Peet continues, "Where work is done, especially under high time pressure, mistakes are  made and chips fall. In my opinion, optimization on a large project like this  can be achieved by all working under the same protocol and quickly discussing  the problem face-to-face and working out a solution." 

Do you have any tips for the development of DIBS42?

"You are eager to learn, think along and have shown that you want and can deliver on time. Just keep it up! More experience will take DIBS42 even further."

Would you like to work with DIBS42 again? 

"Certainly! I mentioned passion, but also the competitive price and structure in the models was very high. The engineers-modelers in Serbia not only look at the model but also at the smart and practical applicability during realization and for the management phase." 

Conclusion

The Hessing Supervers project stands as a strong example of how DIBS42 supports its partners with flexible, accurate, and construction-ready BIM solutions. By using Revit alone, adheringto Dutch BIM standards, and maintaining open lines of communication throughoutthe build phase, we were able to deliver a high-quality result that wasaccepted ahead of schedule and with no need for revisions.

After construction was completed, the model was compared to the actual build and a perfect match was revealed, enabling no revisions to be made to the construction drawings later.
