Project Info:

Project Maanplein is a building complex that has been renovated and redeveloped from a former office function into multiple functions, such as offices and apartments. In the redevelopment, the goals have also been set to raise sustainability and energy efficiency to modern standards. For this, half of the facade and half of the current construction work had to be replaced.  

Our assignment in this project was to create a model that includes the reusable HVAC and plumbing systems of the “Maanplein Universe” building. Our main goal was to transform the original mechanical building systems from old drawings into a new BIM model.

Client Brief Info:

Drenth Engineering BV is a technical installation engineering Dutch agency founded in 2000. They specialize in engineering W and S installations in both residential and non-residential construction.  

The Challenge:  

We were asked to deliver a 3D model of the mechanical installations based on the revised drawings. Specifically, the project required drawing only those mechanical installations that would remain after renovation and be reused. The trickiest part of it all - we had only 5 weeks to complete the task. Models needed to be made in complement with BIM basis IDS V1.0., without any exception. The client was responsible for the accurate and timely delivery of the information, templates, families, and material lists. The project was done over the time of Corona, so we needed to find a way to work with all potential on-site work restrictions.

The Approach:  

From the client, we received 35 floor plans in PDF with color markings of what should stay for renovation, all of it needed to be processed in the BIM model. We used plain Revit and our own library as our modeling tool. Our principle “5 steps to BIM Dreamland” was applied with every step of the way, just so we are sure that the communication is clear for both sides, and project information is later readable for the Drenth team and their client ULC.

The Outcome:  

By building this model we made it possible for the customer to coordinate, connect and design their new systems more easily in combination with the existing ones. The BIM model has been provided with custom data tailored to the customer’s need according to the latest Dutch BIM standards, such as the “BIM base IDS 2.0”. With that, we made sure that the Drenth team, along with ULC knew clearly every detail in the model. This helped them to have a good start on the renovation project with all info central available before the coordination of the project. On top of all the technical difficulties – we managed to deliver in 4 weeks and with one review session only! Hitting another 100% acceptance.
